HOUSE RULES

• Damages & Security Deposit
  • We understand that accidents do happen and kindly request that you report any accidental damages or breakages to us immediately. In the event that damage to the property or its contents exceeds the security deposit, the cost to repair or replacement will be billed to you.

• Noise Levels
  • Quiet hours are from 11:00 pm to 7:00 am.

  • Please respect our neighbors by keeping noise levels reasonable at all times.

• Extra Guests
  • Overnight guests can not exceed the allowable number per lease agreement. A violation could lead to the immediate termination of the lease agreement.

  • Any extended overnight visitors beyond 7 days must be approved in advance and will have to pay an extra fee per lease agreement.

• Parties & Events
  • To respect the quiet enjoyment of our neighbors, parties or large gatherings are not permitted.

• Parking
  • No parking is permitted on the lawn. Two parking spots are provided in the carport and driveway. In the event that you need to park on the street, please keep our neighbors in consideration and ensure that you do not block access to their properties.

• Safety: House & Children
  • Please lock all windows and doors when leaving the home unattended.

  • For your security and protection the property is equipped with an exterior camera via the door bell.

  • In case of Emergency Dial 911.

  • A fire extinguisher and first aid kit are located in the hall closet.

  • Children should at all times be supervised at our property by adults. Tenants and Guests are responsible for the safety of their children at all times.

• Smoking
  • NO SMOKING or USE OF FIRE is prohibited inside the property. “No Smoking” includes the use of vape products, tobacco, and marijuana. “Use of fire” includes the lighting of candles, incense, or sage. Any repair costs associated to damages incurred by smoke and/or fire will be absorbed by the tenant.

• Pets
  • As much as we love pets, we kindly ask you not to bring pets of any kind inside or on the property. Thank you for understanding.

• Cleaning & Maintenance
  • Trash pickup is scheduled for Tuesday morning.

  • Recycling pickup is scheduled for Friday morning.

  • Clean all lint from dryer after each use.

  • Replace the a/c filter with a new provided filter every 30 days.

  • DO NOT FLUSH any sanitary products or moisture wipes down the toilets. Trash cans have been provided for this in both bathrooms. Any repair costs associated to damages incurred by misuse will be absorbed by the tenant.

  • Please remember to clean and cover the BBQ after each use. Also disconnect the propane gas adaptor from the tank after each use.

  • To save energy and help the environment, please turn off lights, appliances, and heating/cooling systems when not in use.

  • For your comfort, the optimum temperature setting for the thermostat is 78 degrees.

• Furnishings
  • There will be a fee for any damages to furniture, appliances, and fixtures.

  • In the event of heavy rain and strong winds, please remember to close the patio umbrella and store all outdoor furniture in the carport for personal and property safety.

• Compliance
  • It is the responsibility of the Tenant to ensure that any visitor also complies with our House Rules.

  • Failure to follow any of these House Rules is a breach of the terms and conditions of your reservation.

  • We reserve the right to evict any Tenant or visitor who fails to adhere to our House Rules.
